Of course the insured seldom needs to resort to his policy to recover a loss. But he should always refer to it, in subsequent transactions with reference to the property. It tells him at once just what property he owns and what are the encumbrances on it. If he later enters into a contract to sell the property, he should use the description in the policy and undertake to give a title subject to just those encumbrances stated as exceptions in the policy.
