A letter to an agent saying: "As you stated you could get $30,000 for the place you occupy, * * * and if you can, we will sell at that price * * * and allow you 2 1/2 per cent on said price," merely authorized the agent to find a purchaser, but not to sell, and a contract by the agent to sell confers no right on the purchaser.
